Individual Investments
With the cash investment of $60,000 or higher we can buy and flip the property individually for you. You do not need to be present at the foreclosure auction or in the title company when the house is being sold. The property get bought and sold by the L.L.C that you are the owner of and we have a power of attorney to do the business in the name of this L.L.C.
We notify you every time we buy a property for you. Following purchasing the property we perform the minimal renovations at around 5%-10% or less of the initial purchase price. After the house is sold we notify you about the profit made and you can make a decision whether to cash out or continue for the next round. We do believe that our experience will let us make the most efficient decisions throughout the flipping cycle but we would be happy to consult with you on each step, such as how much should be spent on the renovation or what offer to accept when selling the house.
With the individual investments we typically see the ROI of 30% APR or higher.
