We can provide buyer representation to an investor at the foreclosure auction. In this case the investor presence is required at the time of bidding on the property at the auction. The property gets recorded in the investors name and then it is up to the investor what to do with the property.
If you plan to buy an investment (rental) property or even a primary residence for cash, you will get a much better deal if you do it at the foreclosure auction. Typically you can save up to 20-30% over the REO (i.e. foreclosed) properties sold by the banks.
This can also become a good source of income if you flip your investment property. You can make somewhere from 15-20% on the each property that can provide you with the annual ROI of 30-50%.
